The Spokane–Coeur d'Alene corridor is one economic market split across a state line, and most brokers can only work one side of it. If your client is buying in Post Falls, Hayden, or Coeur d'Alene, I can handle it directly rather than handing it off.

Multifamily, retail, and office property across the Spokane–Coeur d'Alene corridor. Nineteen years in commercial real estate, the last several building ACTIV8 into a full-cycle firm — brokerage, property and asset management, debt placement, repositioning, tax appeals, and disposition under one roof.
$66 million in commercial investment sales. The largest is the 188,718 SF 201 W office and parking structure in downtown Spokane, sold twice — in 2015, and again in 2021 at $21.3 million. Other closings include Riverstone in Coeur d'Alene, the Ambassador Building, and the Parkade.
Bi-state coverage
Spokane and Coeur d'Alene function as one economic market divided by a state line, and most brokers here are licensed on only one side of it. Holding both licenses means a client acquiring in Post Falls, Hayden, Rathdrum, or Coeur d'Alene gets handled directly rather than referred out mid-transaction. For out-of-area brokers, that removes the coordination problem that usually comes with a cross-border deal.
Commercial property tax appeals
ACTIV8 represents owners in commercial property tax appeals in both states — work that has produced more than $91 million in assessed value reductions. It requires building an income model for each property from rent roll, unit mix, expense ratios, vacancy, and cap rate, then defending it in front of the assessor.
Two things follow from that. Underwriting stays anchored to current operating data rather than closed comps alone. And clients tend to stay, because the service is uncommon here and there's a recurring reason to stay in contact between transactions.
