Description

The Blackstone Building is a historic commercial building located in West Palm Beach, Florida, now known as "The Wall Street of the South". It is situated on the southeast corner of Clematis Street and Dixie Highway, across the street from CVS and just a few blocks from the waterfront.

The Blackstone Building was originally constructed in 1926 and was designed by the architect Harvey and Clarke. It is a two-story building with a stucco exterior and decorative detailing. The building was named after the Blackstone Hotel, a famous hotel chain in the early 20th century.

Demographically this space enjoys a high local HHI (HouseHold Income) and is well trafficked, seeing some 15k+ vehicles per day. Nearly 40k people work within 1 mile of the building.

Also, every Saturday morning, Oct-May, Clematis St hosts the largest, voted #1 in the country, flea market. The entire street is totally shut down from the railroad tracks to the ocean to accommodate the MASSIVE influx of pedestrian traffic on those days. Thousands upon thousands of people will walk right by your retail space here in the Blackstone Building.

Throughout its history, the Blackstone Building has been home to a variety of businesses, including retail stores, restaurants, and offices. It is undergoing significant renovations to it's lobby and 1st floor. Some of the offices on the upper floors have also undergone recent renovations.

Today, the Blackstone Building is part of the vibrant downtown West Palm Beach community and is surrounded by a variety of shops, restaurants, and cultural attractions. Its location is highly desirable for businesses and residents alike, as it offers easy access to public transportation and major highways.

At the corner of Clematis St and S Dixie Hwy.

What are Real Estate Incentives?

Real Estate incentives range widely and have been overlooked by the Commercial Multiple Listing Services (MLS) for decades. Real estate incentives is a generic term used to group any number of programs, such as tax incentives, that are designated by an agency for a geographic area."

Why are Real Estate Incentives Important and to Whom?

"Incentives" are vital today and in the future because:

  • U.S. Public: Many incentives focus on job creation and Affordable Housing
  • Investors and Commercial Developers use incentives to reduce financial risk, obtain gap financing, etc. Investors and developers look for property listings with incentives available.
  • Commercial Real Estate Brokers, in mass, unfortunately do not know about incentives tied to their listings
  • Entire Supply Chain of Real Estate Development such as small and large companies who will provide goods and services to new and revitalized properties.
